Every wedding venue does things a little differently. Here’s a list of the most commonly asked questions couples ask us about having their wedding at the Red Barn at Outlook Farm. Can we put a temporary hold on a date?

We are unable to hold dates without a contract and deposit.

How much is the deposit?

The amount required to secure a date is $3,500. For other events, the deposit is $1,000. All deposits and payments are nonrefundable.

What is your availability?

Can we bring in our own food/caterer? 

All of the catering at the Red Barn at Outlook Farm is done in house. However, wedding and event hosts are encouraged to bring in dessert, which must be made by a licensed baker. 

Can we do a stationed/appetizer-style event?

We cannot accommodate station-only or appetizer style wedding receptions. However, our 3 Hour Event Packages can accommodate this so long as the food spend minimum is met.

Can I swap menu items between the Wedding Packages?

The menu items within the Wedding Packages are priced out accordingly. You are welcome to swap out for an item in a lower-priced package but we are unable to upgrade entrees. It is possible to upgrade hors d’oeuvre options for a small up-charge.

What is the maximum capacity for a wedding or Event at the Red Barn?

The Red Barn can accommodate up to 200 people year-round for a wedding ceremony, cocktail hour and reception. For other types of events which would not require a dance floor area, the venue can accommodate additional guests.

Do you have minimums? 

Yes, we do have adult guest and/or spend minimums for weddings and events at The Red Barn. For more information, please see the Wedding Packages information page here and Event Packages information here.

How much does a wedding at the Red Barn cost?

How much is the Venue Fee?

The Venue Fee, or Facility Fee as we call it, is already built into the Wedding Package pricing! The 8% Maine State tax and 20% Service Fees are also built into all of our pricing. For non-wedding events, the facility fee is $1,000.

How far in advance should we book?

Typically couples reserve dates 8-24 months prior to their desired wedding date. If your preferred date is during our High Season and On Season months (May-Dec), we recommend booking 18-24+ months out for the best chance of procuring your most desired wedding date.

Are you open year-round?

Yes! We host weddings and events year-round. The building has heat and A/C and all the other amenities of a modern, year-round, facility. As well, our extensive veranda is enclosed with heat in the wintertime ensuring plenty of space for your guests to enjoy.

How many hours are included?

Five hours are included for wedding receptions. If a couple has their wedding ceremony onsite we include six hours total. For other types of events, three hours are allotted. Any additional hours must be confirmed 3 weeks prior to the event and all events may be extended for an additional fee of $800 per hour or $400 per half hour.

What is the latest a wedding reception or other event can end?

Events of any kind must be conclude by 11:00pm with the exception of New Year's Eve, which may end at 12:30 am.

Can our wedding party make advanced tee times for golf?

Yes, wedding groups can reserve priority tee times for their respective group up to 60 days in advance. Please contact the Director of Golf or call the Pro Shop 207-383-4653 x201. Be sure to request your 4 complimentary golf passes from your Wedding Coodinator!

When is my ceremony rehearsal?

Due to our busy wedding weekends, all rehearsals are scheduled for 11:00am the day before the wedding unless otherwise organized and approved by your Coordinator.

When do we drop off our decorations?

Decorations such as a guest book, escort cards, favors, signs, candles, etc., will be dropped off the day prior to the wedding. If you are having your ceremony onsite you will drop off your decorations at the Ceremony Rehearsal time.

When can the wedding party arrive?

For couples getting married onsite, the wedding party may arrive one hour prior to guest arrival time (hair and makeup are done off site).

Where are the closest resorts or hotels?

The Stage House Inn is our sister property located just shy of a mile from The Red Barn in South Berwick’s quaint downtown. There we offer 20 guest rooms, including two gorgeous suites, plus a restaurant, function rooms and covered veranda available for rehearsal brunch, luncheon or dinner, welcome reception, farewell brunches, etc. In addition, The Nealley House, a historic 5-bedroom / 5.5 bath home (including a suite, large common space, full kitchen, backyard, etc.) is located diagonally across the street from the inn. Should you choose to reserve the Stage House Inn, Nealley House, or both properties, our Sales Manager will arrange that for you. There are many other accommodations available in the area as we are situated in vacation area of the Southern Maine Coast and New Hampshire's Seacoast. Wells, Ogunquit, York Beach, Portsmouth, NH & Dover, NH are all within 15 miles of our facility. Check out our Vendors We Love Page for a list of our most recommended area accommodations. 

Do you provide shuttle transportation?

A complimentary shuttle service is available to all guests staying at the Stage House Inn with a pre-contracted room block and/or Nealley House rental. We do not provide transportation to and from other area accommodation providers, but there are many transportation services available. Visit our Vendors We Love Page for our recommendations.

What time can vendors arrive on my wedding or event day?

Vendors may arrive any time after noon on a wedding day. It is not possible for bakers or florists to drop off cakes or flowers the day before the wedding. For other events, please discuss with your Event Coordinator.

Do we have to use your preferred vendors?

We are always excited to see new vendors here at the Red Barn! Our preferred vendor list showcases professionals who have consistently provided exceptional service for our couples. If your vendor has never visited The Red Barn, they may contact your Wedding Coordinator with any questions.

Is is your venue LGBTQ+ friendly?

Of course! Love is love.

What tables sizes do you have?

We have 60" round tables that fit up 5-8 guests, and 72" round tables that fit 7-10 guests comfortably.  Having two table sizes available provides flexibility with seating planning.

How do I number the tables for my wedding reception or sit down, plated meal event?

You are welcome to number the tables however you would like.

Do you have a seating chart template?

Yes, our required excel seating chart template will be provided for you in your Welcome Email & again in your Preliminary Meeting Email for wedding couples. For other events requiring a seating chart, your Coordinator will provide one to you.

Can we provide our own alcohol?

The Red Barn has a liquor license, therefore it is illegal to bring any outside alcohol onto the premises.

Can I swap liquors in between the Beverage Packages?

The liquors available within the Beverage Packages are priced accordingly. If you have selected the Hamilton House Beverage Package, you may add one liquor from the Cape Elizabeth package for a $5 up-charge.

Are signature drinks allowed?

Yes, if you have selected a 5 hour Red Barn Beverage Package 2 signature drinks are included. If you have selected a Beverage Package your signature drink must contain only liquors available within your package. We recommend limiting the signature drink to 3 ingredients or fewer in order to cut down on wait times at the bar and/or choose a drink which can be batch-prepared in advance. We cannot prepare frozen, blended, or hot drinks at the bar. With no beverage package selected you may add on a signature drink for a mixing fee of $300. *Signature drinks must be mixed drinks*

When are our final meal counts due?

Finalized excel seating charts and floor layouts are due three weeks before the wedding at your final meeting with your Coordinator. Reminder: Couples must provide Escort Cards for all guests. Escort Cards must clearly state guests’ names, table numbers & meal choices on the front of the card. Escort Cards are displayed in the Foyer area during Cocktail Hour. For examples of Escort Cards please contact your Wedding Coordinator. 

We're in town today, is it okay for us to drop by to see the Red Barn? 

We are unable to accommodate unscheduled site visits. Please contact us to set up a time for a site visit and tour.

Can my dog be in my wedding? 

Yes! Your four-legged friend can be in your wedding ceremony, but they must leave during cocktail hour.

Where can we get a Marriage License for The Red Barn?

The Red Barn property is located both in Berwick & South Berwick, Maine. Both the Wedding Garden and Indoor Ceremony site are located in Berwick, ME. Couples who reside in the State of Maine will need to apply for a marriage license at their respective Town Hall. Couples coming from out of state can apply for a marriage license at any Maine Town Hall. The South Berwick and Berwick Town Halls are located very close to our property and can issue this license.
